Scope and Purpose The Maintenance Technician performs necessary repairs and preventive maintenance throughout the entire apartment property and on all systems with-in. They are responsible for maintaining the cleaned and repaired condition of the apartment interiors, exteriors, and site. Education and Experience - High school diploma or equivalent preferred. - EPA license and HVAC or prior maintenance experience, or experience in a related field is preferred. Essential Duties - Performs minor HVAC repairs and service, and may daily log the temperatures and pressures on HVAC equipment. - Assists in the completion of make-ready units and may complete make-ready checklists. Informs supervisor of needed services, repairs, and supplies. - Repairs holes in sheet rock, applies texturing and performs minor sheetrock replacements. - Performs minor carpentry repairs. - Performs painting and caulking of unit interiors and building exteriors. - Completes minor electrical repairs. - Checks all lights and replaces them as necessary. - Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, and mirrors. - Checks appliances and informs supervisor of problems. - Assists in changing out or removing appliances. - Makes keys when necessary and rekeys locks. - Checks faucets sink plugs and repairs/replaces parts as necessary. Replaces washers when needed. Performs repairs to sinks, bathtubs, toilets, etc. - Repairs or replaces curtains, mini-blinds, ceiling fans, light fixtures, etc. - Inspects kitchen and bathroom flooring and performs minor repairs and may perform replacements.
