Position Overview
Facilities Services supports KU’s mission of learning, scholarship, student experience and creative endeavor by operating and maintaining the University’s physical plant and grounds. The HVAC GMRT will function as part of a dynamic team of maintenance staff who are responsible for the Heating, Ventilation and Air Conditioning (HVAC) maintenance program within the Facilities Services department. The incumbent performs inspections, maintains records of equipment, completes proactive and reactive repairs, and may occasionally respond to equipment failures and campus wide emergencies. This position will work primarily in academic buildings. This position requires the operation of work issued vehicles.

- Residential/Student Housing - 7:30am-4pm, Monday through Friday
- Academic/Campus Facilities - 7:30am-4pm, Monday through Friday OR option for a four-day, 10-hour work week option Monday-Thursday or Tuesday to Friday.
Job Description
General Maintenance Repair Technicians are primarily responsible for the troubleshooting, repair and installation for University HVAC equipment but may also be assigned general routine maintenance tasks. GMRT’s work under the direction of a supervisor or skilled tradesperson. Assignments may be varied depending upon the customer need and could require working in a team or independent assignment. Work order information and other communications are often performed digitally.
70% General Maintenance, Inspection and Repair
- Utilizes digital work orders to follow an established inspection route for needed preventive maintenance and repairs to assigned equipment.
- Performs lubrication, cleaning, inspections, material changes such as belts and filters. Replaces associated parts such as belts (including tension adjustments), filters, bearings, electric motors, reducers, air compressors, various electric and pneumatic control components and any other parts necessary to the proper function of the equipment.
- Repairs and maintains air compressors and air dryers.
- Installs window air conditioners and adjusts properly.
- Stays current on assigned equipment.
- Suggests improvements (mechanical or process) to improve efficiencies and service delivery to the customer.
- Inventories new or added equipment and updates activities appropriately.
- Records equipment, work order and other information digitally on handheld devices.
- Engages with customers as required. Ensures work order is completed to customer satisfaction.
- Corrects and/or updates equipment information to maintain accurate listings and associated work.
5% Other duties as assigned.
Position Requirements
- Reach, grasp, hold, lift and place moderately heavy loads and heavy loads occasionally (50 lbs) with or without accommodation.
- Perform work above normal heights, in confined spaces and extreme temperatures (hot and cold) inside and outdoors.
- Operate work issued vehicles for transporting staff and materials
- Work occasional planned and unplanned overtime as needed including responding to after-hours emergencies as needed.
- Report to work during declared periods of inclement weather.
- Must have a valid driver’s license by the time of hire and maintain that license throughout employment.
Required Qualifications
- Two years of experience in a building or facility service trade (ex. HVAC, plumbing, electrical, grounds, relocation, etc.). Associate degree or vocational school certification may be substituted for one year of the requirement.
- High school diploma or GED equivalency.
- Must have a valid driver’s license by the time of hire and maintain that license throughout employment.
Preferred Qualifications
- Professional HVAC experience in commercial or residential buildings.
- Professional plumbing or electrical experience.
- Knowledge of occupational hazards and safety precautions of skilled crafts and building trades.
- Experience working in a multi-building environment.
